Peter's Story
- Complaint Resolved January 2025-
'We sold our Lodge in October 2022. Our Original asking price was £125,000, due to the post-COVID market conditions we were forced to reduce our asking price to £110,000 a reduction of £15000. To our horror we received the commission invoice for £21,093.75 Inc Vat. This figure is based on the original price and not the sales price. This meant that we were paying commission on £15000 plus VAT £3000 which we will never receive. I complained but they said they make their charges based on the original advertised price'...

'First of all there is no mention of commission in park rules. We were not told of the commission when we sat and confirmed our purchase from them. The rules of sale were sent to us on notification to them of our intention to sell up. There are a couple things worthy of noting. They insist that we supply a current Gas and Electric safety certificates but when we bought these certificates were not available from Hillandale despite frequent requests from us. If Hillandale deny this claim then ask them why we suffered a) a gas leak under the lodge, the site manager said they couldn’t find a leak so we employed our own Corgi engineer who did find a leak and repaired it.
Thanks to a BT engineer we discovered that Hillandale had switched the positive and negative poles on installation. This the BT engineer said was causing intermittent dropouts of our router. Also this is why we had a strange buzzing sensation when touching the metal frame of the shower cubicle. On top of this we discovered a mains leak on the gas supply to an unoccupied concrete base. I believed this to be caused by someone accidentally cutting through the yellow gas pipe with an angle grinder. They then told us that they had discovered the leak (untrue) and that a squirrel or such like animal had chewed the pipe, I’d like to see one try.
The attached documents I hope help you build a case. The most unprofessional action is that in the first mail they said £125,000 was a fair market price. Later upon our request for a sell back price they offered between £35,000 and £40,000. The outcome can be seen in the invoice attached meaning that we were paying commission + VAT on £15000 (£2531 inc Vat) which of course we never received'
